See, I have seen this kind of thing backfire badly. There was going to be a development in my town with a lot of really useful stores. But one owner had a literal dilapidated shack that wasn't fit to live in (And no one did). They held out so long, they delayed everything by years. And eventually they cancelled the project there and moved to a much further location, about an hour away. Afterwards, they sold up for a fraction of what they could have gotten because of greed.
